Singleton by the Beach is a charming community located in the mid-island area. A small neighborhood, it is big on charm. All of Singleton by the Beach’s Charleston-style homes are elegant and stately, yet they have been constructed with the latest advances in technology.
Developer/builder John Melkon, of Palmetto Investors Group, visited Seaside, Florida, and returned to Hilton Head an inspired man. Melkon wanted to build a new community and what he saw in Florida was a wonderful starting point for his creativity. He wanted to create a community bursting with charm, where homes were constructed using only the best materials, while keeping the entire area in harmony with nature. This is exactly what Melkon did with Singleton by the Beach.
Melkon purchased three-and-a-half acres of land off Singleton Beach Road in 1997. He later purchased additional one-and-a-half acres for the project. At the time, there wasn’t a lot of growth in the area, but Melkon saw the potential. So, he took his time, and carefully planned out the community he wanted to build.
Today, the plan for Singleton by the Beach is to have a total of 30 homes. Twenty-one homes have been completed and two are under construction. Of the 21 completed homes, 13 are rental homes and eight are owner-occupied.
The homes are all either two or three story residences with two-car garages. All have generous porches, and range from 2,500 square feet up to 4,500 square feet. The homes all have small, free-form pools, known as “cocktail spas,” on the bottom level. This bottom level has been dubbed the “entertainment area.” The garage is in the front, and the entertainment area is in the back. In addition to the cocktail spa, this special area includes a patio, a gas grill, and a television. There is plenty of space for entertaining and relaxing.
The beach is about a six-minute walk away. There is a golf cart shuttle, running from Memorial Day to Labor Day, for both residents and renters of Singleton by the Beach. This makes lugging all those “beach goodies” a breeze.
Melkon wanted to make sure that when building the Singleton homes, they would stand the test of time. He has incorporated materials which are resistant to the “challenges” of living in the Lowcountry. For example, he used high-tech steel and concrete to combat living in a hurricane zone.
Behind the walls, Melkon incorporated all the elements to outfit each one of his homes with the latest smart home technology. Additionally, he believed in being a good steward and maintaining the integrity of the landscaping. For example, Corrine Lane was split for the sole purpose of saving trees. That was an important consideration when planning and building this neighborhood.
All Singleton by the Beach homes have a fireplace, central vacuum, a security system, wireless Internet and speakers in every room for a “whole house audio” effect. There are eight-foot doors, frameless-door showers, loads of crown molding, ten-foot ceilings, stainless steel appliances and marble and granite countertops in every home. Melkon wanted to give all of the homes lots of special touches right down to the smallest detail, including cast bronze hardware on the doors for a dramatic, “Old World” look. For him, the beauty is in the details.
Additionally, some homes have an elevator, and some have a rooftop deck with a large hot tub and superb ocean views. The three-story homes have a wet bar on the top floor.
Singleton by the Beach is a beautiful neighborhood. It is ideally located in a convenient, mid-island location, yet is in a world of its own. Situated so close to the beach, it provides the ideal location for “beach living” at its finest. Plus, it is located next to Chaplin Park, for additional recreation opportunities.
